Benjamin Duggins Land

Farmer Benjamin Duggins purchases a little over 84 acres of land in Preble county, Ohio from his parents in 1857.

William A. Duggins and Sally Duggins to Benjamin A Duggins presented & Recorded
September 2d 1857 Know all men by these presents that William A Duggins and
Sally Duggins of the county of Preble and State of Ohio, in consideration of three thousand
Dollars to them paid by Benjamin A. Duggins of the County of Preble and State of Ohio
the receipt whereof is hereby acknowledged do hereby grant bargain sell and
convey to the said Benjamin A. Duggins his heirs and assigns forever the
following described real estate situate lying and being in the County of Preble
and State of Ohio and being the North part of the North East quarter of section
No. seventeen (17) in Township No. seven (7) and range two (2) East &c & bounded
and described as follows to wit: Beginning at the North west corner of said
quarter a + on a boulder witness a W on a boulder N 57 3/4 degrees E 46 links and a W on
a boulder N [5]2 1/2 degrees W 4[4] links thence N 86 degrees east one hundred twenty nine forty
hundredths poles to a corner a + on a boulder planted for the SW corner of section 9
thence South 4 degrees E one hundred and four and sixty one hundredths poles to a corner
thence S 86 degrees west one hundred and twenty nine and forty hundredths poles to the west
line of said quarter, thence north 4 degrees West one hundred and four and forty two
hundredths poles to the place of beginning containing eighty four and sixty
five hundredth acres be the same more or less and all the estate title and
interest of the said William A. Duggins and Sally Duggins either in law or in
equity of in and to the said premises together with all the privileges & appurtenances
to the same belonging to have and to hold the same to the only proper use of the
said Benjamin A. Duggins his heirs and assigns forever And the said
William A Duggins and Sally Duggins for themselves their heirs executors
and administrators hereby covenant with the said Benjamin A Duggins
his heirs and assigns that they are the true and lawful owners of the said premises
and have full power to convey the same and that the title so conveyed is clean free
and unencumbered and further that they will warrant and defend the same
against all claim or claims of all persons whatsoever. In witness whereof, the
said William A. Duggins and Sally Duggins his wife who hereby release his reight
and expectancy of dower in the said premises, have hereunto set their hands and
seals on this tenth day of March in the year of our Lord one thousand eight
hundred and fifty seven Signed Sealed

Be it remembered that on the tenth day of March in eh year of our Lord
one thousand eight hundred and fifty seven before me the subscriber Judge

of the Probate Court in and for said county personally came William A. Duggins and
Sally Duggins the grantors in the above deed and acknowledged the signing and sealing thereof
to be their voluntary act and deed for the uses and purposes therein mentioned and the
said Sally Duggins wife of the said William A. Duggins being examined by me separate
and apart form her said husband and the contents of said deed made known & explained
to her by me as the Statute directs declared that she did voluntarily sign seal & acknowledge
the same and that she is still satisfied therewith as her act and deed for the uses and
purposes therein mentioned. In testimony whereof I have hereunto subscribed
my name and affixed my official seal on the day and year aforesaid
