Henry J. Duggins and Mildred Duggins To Benjamin A. Duggins Presented & Recorded
September 3d 1857 . Know all men by these presents , that Henry J. Duggins and
Mildred Duggins of the County of Preble and State of Ohio in consideration of Three
Thousand three Hundred and Eighty Dollars to them paid by Benjamin A. Duggins
of the County of Preble and State of Ohio , the receipt whereof is hereby acknowledged
do hereby grant bargain , sell and convey to the said Benjamin A. Duggins his heirs
and assigns forever , the following described Real Estate , situate lying and being
in the County of Preble and State of Ohio , and being the South part of the North East
quarter , and the North part of the South East quarter of section seventeen ( 17 )
Township seven ( 7 ) of Range two ( 2 ) East , & c. and bounded and described as follows to wit :
Beginning at a corner on the west line of said South East quarter at a + on a boulder .
witness a W on a boulder , N. 54 degrees E. 63 ½ links and a w on a boulder . S. 61 degrees E. 62 1/3 links
said corner being 49 . 48 , poles South of the N. W . corner of said quarter , thence 4 degrees West
one hundred and four and forty two hundredths poles to a corner thence N. 86 degrees East
one hundred and twenty nine and forty hundredths poles to the East line of said
North East quarter , thence South 4 degrees E. one hundred and four and sixty two hundredts
poles to a corner a + on a boulder , witness a W on a boulder , S. 8 1/2 degrees W. 44 3/4 links a W on a
boulder N 1/2 degree N 38 3/4 links , thence S. 86 degrees West one hundred and twenty nine and Eighty
hundredths poles to the place of beginning , containing Eighty four and Sixty Six
hundredths acres be the same more or less , and all the estate , title and interest
of the said Henry J. Duggins and Mildred Duggins either in Law or in Equity
of in and to the said premises together with all the privileges and appurtenances to
the same belonging , To Have and To Hold the same to the only proper use of the said
Benjamin A. Duggins his heirs and assigns forever And the said Henry I
Duggins and Mildred Duggins for themselves their heirs , executors , & administrator
hereby Covenant with the said Benjamin A. Duggins his heirs and assigns , that
they are the true and lawful owners of the said premises and have full power to convey
the same and further , that the title so conveyed is clear free , and unincumbered
and further , that they will Warrant and Defend the same against all claim or claims
of all persons whatsoever , In Witness Whereof the said Henry J. Duggins and Mildred
Duggins his wife who hereby releases her right and expectancy of dower in the said premises
have hereunto set their hands and seals on this 11th day of June in the year of our Lord ,
one thousand eight hundred and fifty seven ,

Be it Remembered , that on the eleventh day of June in the year of our Lord ,

one thousand eight hundred and fifty seven before me the subscriber Judge of the Probate Court , in
and for said County , personally came Henry J. Duggins and Mildred Briggins the Center in the
above Deed and acknowledged the signing and sealing thereof to be their voluntary act and deed
for the uses and purposes therein mentioned , And the said Mildred Duggins wife of the
said Henry S. Duggins , being examined by me separate and apart from her said husband
and the contents of said Deed being by me made known and explained to her as the Statute
directs , declared that she did voluntarily sign , seal and acknowledge the same and
that she is still satisfied therewith , as her act and deed for the uses and purposes therein
mentioned . In Testimony Whereof , I have hereunto subscribed my name and
affixed my seal , official the day and year aforesaid .
