Benjamin A Duggins & Wife to Alex , F. Hume & Thomas Moore

Know all men 1878 by these Presents : That I , Benjamin A. Duggins
of the County of Preble and State of Ohio , in consideration of the
Sum of Fifty Two hundred and Fifty Dollars , to me paid by
Alexander F Hume and Thomas Moore of the County of Butter
and State aforesaid , the receipt whereof is hereby acknowledge
do hereby Grant , Bargain , Sell and Convey to the said Alexander
F. Hume, Thomas Moore and their Heirs and Assigns forever
the following Real Estate , situated in the County of Preble , in the
State of Ohio , and in the Township of Gasper and bounded
and described as follows : situate , lying and being in the
County of Preble and State of Ohio , and being the North part
of the North-East quarter of Section No . Seventeen ( 17 ) in
Township No 7 and range two ( 2 ) East & ” and bounded
and described as follows , to – wit :
Beginning at the North [West]
corner of said quarter a + on a boulder, Witness a W on a
boulder , N [51 3/4]degrees E 46 links and a W on a boulder N [52 1/2] degrees W
44 links ; thence N. 86 degrees East one hundred twenty nine forty
hundredths poles to a Corner , a + on a boulder planted for the
S. W. Corner of Section 9 , thence South [4 degrees] E one hundred and
four and sixty one hundredths poles to a corner ; thence S [86 degrees]
West the hundred and twenty nine and Forty hundredths
poles to the West line of said quarter thence North 4 degrees West
One hundred and four and forty two hundredths poles to
the place of beginning , containing Eighty four and sixty
Five hundredths acres be the same more or less and all
the estate title and interest of the said Benjamin A. Duggins
therein , – To Have and to Hold said premises , with all the privileges
and appurtenances thereunto belonging to the said Alexander
F Hume and Thomas Moore their heirs and assigns forever
And the said Benjamin A. Duggins for himself and his
heirs does hereby Covenant with the said Alexander F. Hume
and Thomas Moore their Heirs and assigns that he is
lawfully seized of the premises aforesaid , that the said
premises are free and clear from all Incumbrance what
soever , and that he will forever Warrant and Defend the
same , with the appurtenances unto the said Alexander
F. Hume and Thomas Moore their heirs and assigns
against the lawful claims of all persons whomsoever .
In Witness Whereof , the said Benjamin A. Duggins
and Jane Duggins his wife who hereby released all
her right of dower in the premises , have hereunto set their
hands and seals this 27th day of August , in the year
of our Lord one thousand Eight Hundred and Seventy Eight

Be it remembered that on this 27th day of August
A. D . 1878 , below , me , the subscriber a Notary Public in and [for] said
personally came the above named Benjamin A. Duggins
and Jane Duggins his wife the grantors in the foregoing deed
and acknowledged the signing and Sealing of the same to be
their voluntary act and deed for the uses and purposes thereto
mentioned , And the said Jane Duggins wife of the said Benj –
amin A. Duggins being at the same and examined by me
Seperate and a part from her said husband , and the con
tents of said Instrument being by me made known and
Examined to her , then declared that she did voluntarily
sign seal and acknowledge the same , and that she is
Still satisfied therewith as her voluntary act and deed
for the uses and purposes therein mentioned .
In Testimony whereof, I have hereunto subscribed my
name and affixed my Notarial Seal on the day and year
last aforesaid ,
