Wells Land in the Sacandaga Patent
As I continue digging through my old WELLS research notebook, I’m rediscovering records I collected years ago—some of which deserve a closer look.
Today’s find is an early deed involving two Wells brothers: Thomas Wells and Green Wells, sons of Nathaniel Wells, in Broadalbin, Montgomery County, New York.
At first glance, this appears to be a routine land transaction. On 13 January 1806, Thomas Wells and his wife Jerusha sold land to Green Wells for $464. However, one phrase in the deed caught my attention:
“all that certain parcel of land situate in Saundaga Patent and is known as a part of lot number three in said Patent…”
That reference places the land within the Sacandaga Patent, a colonial New York land grant that helps place the Wells family within the early settlement history of what is now Fulton County, New York.
For genealogists, land patents provide valuable historical context. A patent was the original grant of land from the colonial government to investors or proprietors. Later settlers typically acquired portions of those lands through purchase. Thus, this deed suggests that the Wells family’s Broadalbin property was part of a much earlier colonial land grant.
Was this land originally acquired by their father, Nathaniel Wells? Was this deed part of a family land redistribution between brothers? Those are questions worth further research.

This Indenture made the thirteenth day of January in the year of our Lord one thousand

Eight hundred and six Between Thomas Wells of the Town of Broadalbin in the County
of Montgomery and State of New York and Jerusha his wife of the first part and Green Wells
of the Town County and State aforesaid of the second part Witnesseth that the said party of the
First par for and in consideration of the sum of four hundred and sixty four dollars Lawf
ul money of the United States to him in hand paid at or before the ensealing and deliver
ery of these presents by the said party of the second part the receipt whereof is hereby con
fessed and acknowledged Hath granted bargained sold aliened remised released con
veyed assessed enfeoffed and confirmed and by these presents doth grant bargain sell

and heap of Stones and runs from thence North thirty one degrees and thirty minutes tes west ninety Eight chains and sixty five links to a stake and stones thence South

thence South thirty one degrees and thirty minutes East ninety eight chains and for
ty three links to the corner of the said Thomas Wells land thence north sixty one degree

place of beginning containing one hundred and fifty five acres one Rood and twe
nty two perches of Land Together with all and singular the appurtenances privileg
is and advantages whatsoever unto the said above mentioned and described pre
mises in any wise appertaining or belonging and the reversion and reversions re
mainder and remainders rents issues and profits thereof and also all the esta
te right title interest property claim and demand whatsoever as well in law
in equity of the said party of the first part of in and to the same or any part or par
cel thereof with the appurtenances To have and to hold the above granted bargain
ed and described premises with the appurtenances unto the said party of the second
part his heirs and assigns for their own proper use benefit and behoof forever and
the said party of the first part for himself his heirs executors and administrators
doth covenant promise grant and agree to and with the said party of the second
part his heirs and assigns that he the said party of the first part at the time of inse
aling and delivery of these presents is lawfully seized in his own right of in and
to the aforesaid described premises hereby granted and conveyed with the appurte
nances as of a good sure perfect absolute and indefeasible Estate of inheritance
in the law in fee simple without any manner of condition to alter change deter
mine or defeat the same and hath in law good right full power and lawful auth
ority to grant bargain sell convey and release the above said described land and prem
ises with the appurtenances unto the said party of the second part his heirs and as
signs in manner aforesaid and also that he the said party of the second part his
heirs and assigns shall and may from time to time and at all times and for ever here
after peaceably and quietly have hold occupy possess and enjoy the said hereby grant
ed and bargained premises with the appurtenances and also that the said party of the
first part and his heirs and all and every person or persons whomsoever lawfully
or equitably deriving any Estate right title dower Jointure or interest of in or to
the herein before granted premises by from under or in trust for him and them shall

Second part his heirs or assigns and at the proper costs and charges in the
said party of the first part his heirs or assigns make do and execute or cause or
to be made done and executed all and every such further and other lawful and
able conveyances and assurances in the law for the better and more effectually vesting
and confirming the premises hereby intended to be granted in and to the said party
the second part his heirs and assigns for ever as by the said party of the second part
heirs or assigns or his or their counsel learned in the law shall be reasonably devised
advised or required and the said party of the first part for himself his heirs
and administrators engage to warrant and by these presents for ever to defend the above

said Jerusha being by me examined separate and apart from her said husband

Why This Matters
This deed provides more than just evidence of land ownership.
It establishes:
- Thomas Wells and Green Wells as residents of Broadalbin
- Jerusha as Thomas Wells’ wife
- a financial transaction between brothers
- ownership of land in Lot 3 of the Sacandaga Patent
- a clue for tracing earlier Wells land ownership in Montgomery County records
Old notes tucked away in a research notebook can sometimes provide more than expected. What once looked like “just another deed” now offers clues about the Wells family’s place in early New York history.
